Buying a Home

As a recent first time homebuyer, I can relate very well to the stress and confusion of buying your first home. Whether you choose to buy an existing home or a new construction or even custom build your future family nest, there are various aspects you need to consider before making a decision.


The following links are useful tools provided by HUD to help you figure out your finances prior deciding on the price range. Nevertheless, you will need to visit with a lender to find out for sure and get preapproved for a loan.

Do some shopping: interview several lenders, compare their interest rates and all other costs associated with a loan (origination fees, discount points, recording fees, title policy, etc.) Do not hesitate to ask questions and make sure the lender explains everything you ask about. Apart from getting the best deal in terms of loan costs, you need  to make certain you feel comfortable with and trust the lender you choose to work with.  

Having analyzed your income/debt/assets, the lender will tell you the amount of loan for which you qualify and provide you with a preapproval letter, wich will come in handy when negotiating an offer. That is especially true in case of multiple offers on the same house - pre-qualified offers get more attention and are taken more seriously by sellers.


As I mentioned on my home page, it usually costs nothing for a buyer to hire a Realtor. Generally, the buyer's broker gets a part of the commission the seller pays his/her broker. Hence, representing yourself will not save you any money. So, do not hesitate to have a Realtor help you find a home.


Decide what factors are important to you:

  • location (school districts, neighborhoods),
  • type of home (new construction or resale, single-family or multi-unit, etc.)
  • square footage
  • number of bedrooms/bathrooms
  • floor plan (open or closed)
  • and other features that you would or would not like to see in your future home.

Make sure your Realtor is aware of the above preferences. This will allow your agent to prescreen the homes on the market and save you lots of time.


Do not waste your time looking for the "perfect" home. There is a relatively small chance that you will find a house that has every little detail you wish for and you can waste lots of time looking for one. Do not overlook a home's potential just because it needs some work. Keep in mind that it doesn't cost much to repaint the walls or improve curb appeal with some landscaping, but a similar home with all the work done may be priced thousands of dollars above. 


Getting the home inspected is important. An inspection will give you a better idea about the home's condition and save you from buying a home that needs major repairs. So make your offer contingent on the inspection results.

Selling a Home

      To assure you that your property is marketed to its fullest potential and to obtain the highest possible market value, I have a detailed and effective marketing strategy.                     

1. First, I will carefully evaluate your home, its competition, and current market condition. Then, I will prepare an extensive market analysis to establish a fair market value and to help you decide on the listing price. 

2.To assure a maximum exposure to potential buyers, I will advertise your property on the local media such as Eagle, Brazos Valley Magazine, and cable. I will also host Open Houses and  make the listing available to a myriad internet websites.

3. Along with advertising directly to potential buyers, I will make sure all the agents in the area are aware of this new listing, so they can bring their own clients to show your home. I will enter the listing into the MLS system and schedule your property for MLS tours. This way, not only I but all the Realtors in the B/CS area will be involved in selling your home.

4. I will pre-qualify potential buyers, present and review all offers with you, negotiate the transaction on your behalf, and finalize the closing.

5. Finally, I will be constantly reviewing the list price based on the agent feedback and market condition and I will keep you informed by providing you with weekly market activity reports.
